We will build on your lot that is located in Southern New Jersey, Central New Jersey, Delaware, Southeastern Pennsylvania.  


We have 17 home designs to choose from ranging from 1423 to over 4,000 finished square feet and starting from the mid $200,000s – mid $400,000s.  We offer many different home styles such as ranch-style single story to traditional 2 story homes. Our homes can be built on a crawl space or basement foundation.  We also offer different plans to fit different homesite sizes starting at 30’ wide homes and going up to over 70’ wide.

There are many structural add-ons available to choose from depending on which floorplan you choose.  If you are looking for something unique or custom that is different from any of the plans you see on our website, please reach out to us.  We are able to make semi-customization designs with our plans and may be able to accommodate your wants and needs in your new home.

The first step is to set up a Free Consultation Meeting with one of our New Home Specialists to review your choices.

Once you are scheduled to move forward with your new home purchase, you will be scheduled for multiple Design Center appointments. At these appointments, you will work with our Design Manager, Ashley Fortunato, who will assist you in selecting everything from the exterior siding colors and designs to the interior choices including floor coverings, cabinets, countertops, faucets, light fixtures and everything in-between!

Customizing one of our floorplans can expedite your construction time (1 year or less vs 2+ years) and lower your price (around $150/sqft vs $250+/sqft), as compared to a "totally custom plan"

We still encourage you to meet with one of our New Home Specialists to review your plans and see if we have a similar plan that can be customized to fit your needs which can save you time and money.

The price listed on our website is the cost for the home "floating in mid-air".   The cost for land, plus site improvements and permits, need to be added to the home price.

The excluded items include the land cost, site improvements, permits and everything outside the footprint of the home.  The only item inside the home that is not included are appliances.

Every homesite has different needs, whether you already own the homesite or not. In order to build your new home, your homesite will need to be fully improved to build. These improvements, which we also refer to as "land development" or "sitework," are determined through a homesite inspection. At the end of the homesite inspection, you are provided with an estimate for your homesite's site improvement costs.

Site Improvements can include utility hookups, permitting, tree removal, grading, bringing in/removing dirt, driveway and more.  During your Free Consultation Meeting, a New Homes Sales Specialist will go through a list with you and help you to determine a budget for the homesite of your choice.  

Schaeffer Homes provides a Homesite Inspection for all of our customers.  This is completed during a homesite inspection contingency period.  To get started, we request that sign a contingent contract and provide a refundable deposit.  During this contingency period, we will go out to your homesite to perform a homesite inspection, identifying which of the site improvement items will be necessary in order to build your new home. We will also talk to the local municipalities and zoning offices to find out which permits and tests will be required to build.  A soil test, seasonal high water table test and a topography grading plot plan are also recommended to be performed at this time.

Please navigate on our website to "Find a Home" at the top of the page.  Select the Region that you are looking to build your new home.  Then select "Land for Sale" to view a full list of available lots in the selected Region.  Please note that these listings are offered for sale by independent brokers and are not the property of Schaeffer Homes.  The prices displayed include only what is offered in the listing, and do not include the cost of building a new Schaeffer Home or the site improvement costs.

When building a new home, a construction loan, or a combination of a lot loan and construction loan, will be required. We will build your home based on a draw schedule that will be determined prior to the start of construction. If you are getting a construction loan of any kind, closing on the loan happens BEFORE the home is built and can be used to help you purchase the land. As little as 5% for the construction loan is needed as your down payment based on your qualification parameters and credit score.
